Most of our clients here are investors building a portfolio, buyers after a second home that earns, or first time homebuyers working through it all for the first time.

One state, four regions, four different answers.
California is not a market, it is a collection of them. A house hunt in Northern California and a house hunt on the Central Coast share a state and almost nothing else — the price bands, the timelines, the paperwork and the competition all change. Knowing which one you are actually in is most of the work.
We work across Southern California, the Inland Empire, the Central Coast and Northern California, and the common thread is preparation. Investors who know their return before they offer, second home buyers who have thought about how the place pays for itself, and first time buyers who understand their number make calmer decisions. Sellers who prepare properly before the first showing get stronger offers in the first two weeks.

Buying your first home

It is the worry I hear more than any other, and it is almost never the end of the road. Usually it is the start of a conversation: what would it take, how long would it take, and is there another way in. Those are questions with answers, and finding out where you actually stand is the first step — not a decision about you.
So before we look at a single house, I will connect you with a lender to find out exactly where you stand. In plain terms, with no pressure, and nothing you did not agree to.
There are first time buyer loan programs and down payment help available in California that many people have simply never heard of. Part of my job is making sure you know what you are eligible for before you decide you are not. Then we go step by step, from pre-approval through closing, so you are never left guessing what comes next.

The process
Five steps, in order, with no surprises.
The conversation
We start with what you actually want — the neighborhood, the commute, the schools, the yard, the number you are comfortable with. No listings yet. Just the shape of the thing.
Getting your numbers solid
Pre-approval first, so you are shopping with a real ceiling instead of a guess. If you are selling as well, we price that side too, so you can see the whole picture at once.
Looking, properly
We walk properties together and talk through the things a listing photo hides — the foundation, the roof age, the street at rush hour. You should never be surprised after an inspection.
Offer and negotiation
California is competitive, and a strong offer is rarely just the highest number. Terms, contingencies and timing all carry weight, and we use every one of them.
Through to closing
Inspections, appraisal, disclosures, paperwork. We keep the calendar moving and tell you what each document means before you sign it.

If you are selling
The first two weeks decide the rest.
Most of the interest in a home arrives early, whether you are listing a bungalow inland or a hillside property on the coast. We use that window deliberately: the property is prepared, photographed and priced before it goes live, so the first showing is a good one and the first offer is a serious one.
That also means telling you what not to spend money on. Some fixes pay for themselves in the offer; others are money you will never see again. We will say which is which.
Leaving California
Selling here and buying somewhere else.
This is the move we get asked about most, and the one that most often goes wrong when two separate agents never speak to each other. Timing, financing and contingencies all interlock across state lines.
