About the group

A small group,deliberately.

Jeve’ Real Estate Group LLC is built around a simple idea: that the person helping you buy a home should be the same person who answers your questions, knows your situation, and tells you the truth when it is inconvenient.

Ja’me Varnado

The person behind the name.

With over 10 years of experience in real estate, Ja’me Varnado founded Jeve’ Real Estate Group LLC to work with clients the way she would want to be worked with: patiently, honestly, and without anyone pushing her toward a decision she was not ready to make.

The group is deliberately small. That is a choice, not a stage of growth — it is what makes it possible to know every client’s situation personally rather than referring back to a file. When you email, you get Ja’me. When something changes on a Tuesday afternoon, you hear about it from the person handling it.

The work spans four states, with California as home base and dedicated coverage in Nevada, Arizona and Louisiana. Most of it is one of three things: helping an investor start or grow a portfolio, finding a second home that earns its keep as a short term rental, or walking a first time buyer through the whole process without the jargon. If any of those sounds like you — or if your life already crosses a state line — that is exactly the situation this group was built for.

Who we help

Three kinds of clients, and none of them an afterthought.

Most of the work here falls into three groups. They ask for different things and they need to be treated differently, so the practice is built around all three rather than around whichever one is easiest to serve.

Portfolio builders

Investors starting or growing a portfolio

Buying for cash flow, for equity, or for the long hold — with the numbers run before the offer, not after.

Vacation & second homes

Buyers who want a second home that earns

A place to escape to that also pays for itself, with short term rental and Airbnb income built into the plan from the start.

First time out

First time homebuyers

The whole process explained in plain language, at a pace that leaves room for questions.

Working with investors

Every investor is different. So we start where you are.

Most investors who write to me want to pick my brain first — the market, the numbers, the neighborhood — and get my honest read before they move on anything. Others arrive already knowing exactly what they want and just need someone to go get it done.

Both are welcome here, and neither is the wrong way to do this. You get my full attention either way, with over 10 years of real estate experience behind the answers.

Tell me what you are building, and we will start there.

Talk through a purchase

What I look at first

  • The marketWhere you are buying, and what is genuinely moving there right now.
  • The numbersWhat the property costs to hold, and what it is realistically likely to return.
  • The neighborhoodThe street itself, the surroundings, and what changes around it over the next few years.

Whether you want advice, a second opinion on a property you have already found, or someone to handle the whole thing — everything is in writing, by email, so you always have the numbers in front of you.

Buying your first home

Not qualifying is a question,not a verdict.

It is the worry I hear more than any other, and it is almost never the end of the road. Usually it is the start of a conversation: what would it take, how long would it take, and is there another way in. Those are questions with answers, and finding out where you actually stand is the first step — not a decision about you.

So before we look at a single house, I will connect you with a lender to find out exactly where you stand. In plain terms, with no pressure, and nothing you did not agree to.

There are first time buyer loan programs and down payment help available in California, Nevada, Arizona and Louisiana that many people have simply never heard of. Part of my job is making sure you know what you are eligible for before you decide you are not. Then we go step by step, from pre-approval through closing, so you are never left guessing what comes next.

You may be closer to qualifying than you think.

Ask where you stand

Step by step

  1. 01A lender, in plain termsOne conversation with a lender I work with, to find out exactly where you stand. It costs nothing, and it commits you to nothing.
  2. 02What you may be eligible forFirst time buyer loan programs and down payment help get checked against your actual situation, rather than assumed.
  3. 03Pre-approval, then the searchA real number to shop with, so we are only looking at homes that are genuinely yours to buy.
  4. 04All the way to closingOffer, inspection, appraisal and paperwork — every step explained in plain language before you sign anything.

No phone calls, no pressure — everything in writing, by email, so you always have the answer in front of you.

Our approach

Four things we will not compromise on.

01

Plain language, always

You should never have to nod along to something you do not understand. Every number, document and deadline gets explained in words that make sense the first time.

02

Advice that can say no

If a property is overpriced, if the numbers do not work, or if waiting makes more sense than buying today, you will hear it from us before you hear it from a contract.

03

One contact, start to finish

You work with Ja’me directly. No handoffs to a junior agent, no repeating your story to a third person halfway through.

04

The numbers come first

Whether you are buying a rental, a second home that will host guests, or your own first house, you see what the property actually costs and earns before you commit to it.

What we do

The full scope of the work.

Four states, one practice.

Each state has its own page with what to expect on the ground, and each one covers the three kinds of clients we work with. Start with California if you are not sure — that is where most of our work happens.

Let’s talk

Come and say hello.

Whether you are adding to a portfolio, looking for a second home that earns, or buying your first house, an email costs nothing and usually saves a lot of guessing.
